Setenta y Cuatro is an architectural proposal designed in one of the most captivating plots of the area, adjacent to a natural body of water flowing from the eastern mountains. Our vision focuses on architecture that seamlessly integrates with nature, prioritizing aspects such as panoramic views, respectful access, and preservation of the ravine, as well as a small natural reserve that enriches the project.

 

To achieve this, we have conceived duplex units with spacious double-height windows that maximize the entry of natural light and offer breathtaking views of the green surroundings and the ravine, benefiting both upper and lower units. Additionally, common areas are located on the lower level, creating a fluid transition space from the street to the edge of the ravine, culminating in a large outdoor platform that invites descent towards the body of water.

 

Since all units of the building are designed in duplex format, common areas are optimized and private spaces are moved to a second level, generating a housing experience that combines the feeling of living in a high-rise apartment with the comfort and spaciousness typical of a house.

The River

It is unusual to find within the city properties that house natural reserves inside them. The presence of a creek in this project has been a central element since its initial conception.

 

This special characteristic of the terrain, where the winding shape of the creek divides the lot into sections, creates contemplative spaces and pathways around it for the building and its residents.
